- Siemens Campus Module 3 -
At a public meeting on October 24, 2017, the City of Erlangen's Environment, Transport and Planning Committee decided to draw up development plan no. 437 - Siemens Campus Module 3 - with an integrated green space plan for the area south of the planned Schuckertstrasse, east of Günther-Scharowsky-Strasse and north of Henri-Dunant-Strasse in accordance with the provisions of the German Building Code (BauGB).
In accordance with Section 2 (1) sentence 2 BauGB, the decision to draw up the plan was published in accordance with local practice.
The spatial area of application is shown in the site plan printed below. The map is based on the extract from the real estate cadastre from December 2017.
In accordance with the provisions of the German Building Code (Section 3 (1) BauGB), early public participation was carried out from8 January 2018 up to and including 9 February 2018.
The following types of environmental information are available
Interim report on faunistic mapping, assessment of the tree population and determination of the need for compensation in accordance with the City of Erlangen Tree Protection Ordinance, preliminary sound insulation study on commercial and traffic noise, sound engineering study of the Siemens Healthcare production area.
Siemens AG is planning to develop a forward-looking and innovative campus quarter on the site of its previous location south of Paul-Gossen-Strasse over the next two decades. Accordingly, the Siemens site is to be reorganized in terms of urban development by means of a high-quality concept that meets the above-mentioned requirements in terms of use, design, traffic and nature/landscape, among other things.
To this end, the project sponsor Siemens Real Estate GmbH & Co OHG, in consultation with the administration, held a planning selection procedure with an urban development ideas section and an architectural realization section, the first prize of which forms the basis for further planning. The development of the plan area will take place in stages, taking into account an overarching master plan, i.e. spatially defined modules will be developed one after the other.
With the entry into force of the two development plans no. 435 - Siemens Campus Module 1 - and no. 436 - Siemens Campus Module 2 - in December 2016, the legal basis for the first two construction phases is in place.
With the creation of development plan no. 437 - Siemens Campus Module 3 - with an integrated green space plan, the legal basis for the implementation of the next construction phase is now to be created.
In the area of Module 3, office buildings of various sizes, a laboratory, research and office building, a hotel and a parking garage are to be built. A training building has already been constructed in the southern part of the area on Henri-Dunant-Strasse in accordance with the master plan.
In addition to the central green axis of the Siemens Campus in development plans no. 435 and no. 436, a second "green belt" in an east-west direction is to be created in Module 3. Both will be connected by a green corridor in a north-south direction. A large green space centrally located in the planning area forms the interface, ensuring an overall network of attractive pedestrian and cycle path crossings.
