After a prolonged period of steady price increases since 2010, the real estate market in Erlangen has seen a reversal of this trend in recent years.

A moderate increase in land values for single-family residential lots and a noticeable decline for multi-family residential lots: The independent committee of appraisers for land values in the Erlangen area has published updated standard land values (effective January 1, 2026). Following a prolonged period of continuous price increases since 2010, the Erlangen real estate market has seen a reversal of this trend in recent years. Nearly 120,000 people live in Erlangen

For land intended for single-family and two-family homes, prices have risen by an average of approximately +5% citywide. In contrast, land designated for multi-story residential construction has seen an average price decline of approximately -7%. This decline is particularly evident in high-end residential areas, where decreases of up to -10% have been recorded. Reference values for commercial building lots have largely stagnated at the 2024 level.

The observed price changes vary in some cases depending on the location and quality of the properties. Overall, the trend in Erlangen also mirrors the general trend in neighboring cities within the metropolitan region. The current data also show that the Erlangen area remains one of the most sought-after real estate locations in Bavaria.

Standard Land Value Map Is Updated Every Two Years

The standard land value map is updated and presented every two years by the Appraisal Committee for the city of Erlangen. It shows the land price levels for 277 zones within the city limits. For example, one square meter of land in the mixed-use development area in Steudach costs 335 euros. Those looking to purchase property in the city center around Nürnberger Straße will find land prices of up to 3,020 euros per square meter.

Erlangen’s most expensive residential areas are located not only in the downtown neighborhoods along the Schwabach Valley (Sieglitzhof, Loewenichviertel, and Burgberg), but also in Röthelheim and Stubenloh, as well as in the Sebaldus settlement and in Alterlangen. Standard land values here range from 945 to 1,470 euros per square meter.

Transparency for the Real Estate Market

Approximately 2,100 copies of purchase agreements for land and apartment sales from 2024 and 2025 were anonymously analyzed by the office of the Appraisal Committee. The analyzed data from the purchase price collection is used by the Appraisal Committee to determine standard land values and conduct further real estate market analyses.

The new figures presented by the Appraisal Committee are by no means of interest only to specialists in the real estate industry. Standard land values contribute to transparency in the real estate market. In particular, they serve to inform the public about the situation in the real estate market. Furthermore, they form the basis for real estate appraisals and are used for tax assessment purposes.

Online, the standard land value map can be viewed for free via BayernAtlas (www.bodenrichtwerte.bayern.de). The map can also be purchased as a printed copy or in digital format (PDF, JPG, TIFF) for 250 euros.
