Development plan no. E 229-B of the city of Erlangen - local supply center at the Eltersdorf S-Bahn station - with integrated green space plan
The Environment, Transport and Planning Committee of the City of Erlangen decided in a public meeting on
meeting on 24.10.2017 to draw up development plan no. E 229-B - Local shopping center at the Eltersdorf S-Bahn stop - with integrated green space plan in accordance with the provisions of the German Building Code (BauGB) for the area north of the development along Flurstraße, west of the planned boundary of the Nuremberg - Bamberg railroad line, south of Weinstraße and east of the development along Sonnenstraße.
In accordance with Section 2 (1) sentence 2 BauGB, the decision to draw up the plan was already published in the official gazette on November 16, 2017 (Die amtlichen Seiten - Offizielles Mitteilungsblatt der Stadtverwaltung Erlangen No. 23 from November 16, 2017, 74th year, p. 1 f.).
The spatial area of application is shown in the site plan printed below. The map is based on the section of the real estate cadastre from August 2022.
In accordance with the provisions of the German Building Code (Section 3 (1) BauGB), early public participation was carried out from 24.10.2022 to 4.11.2022.

The city of Erlangen's 2010 urban development retail concept (SEHK) made it clear that the local supply situation in Eltersdorf is below average compared to other districts. However, given its peripheral location within the urban area, it is particularly important for this district to ensure local supply. Studies on consumer behavior with regard to grocery shopping show that older people in particular are increasingly doing their shopping on foot and are therefore dependent on accessibility within walking distance. As the proportion of over 65-year-olds in this district will increase in the future, the establishment of a local supplier within walking distance is important for a participative, independent and self-determined life. The connection to public transport is just as crucial for this.
The examination of alternative locations for a local supplier in Eltersdorf as part of the SEHK has shown that the area between Weinstrasse and Flurstrasse is suitable and should be favored. Another positive aspect is the immediate proximity to the Eltersdorf S-Bahn station with the planned park and ride and bike and ride facilities.
The aim of the planning is to provide space for a local retailer on the municipal land in order to strengthen the local supply in Eltersdorf. In addition, the space required for medical care and housing construction is to be made available. The provision of a P&R and B&R facility at the northern entrance to the Eltersdorf S-Bahn station strengthens environmentally friendly mobility. The planned turning facility for local public transport, the cycle path to Tennenlohe and the crossing aid along Weinstrasse will make it possible to switch between modes of transport safely in future.
