The City of Erlangen’s 2010 Urban Retail Concept (SEHK) made it clear that the local retail situation in Eltersdorf is below average compared to other city districts. However, given its peripheral location within the city limits, ensuring local retail services for this neighborhood is particularly important. Studies on consumer behavior when grocery shopping show that older people, in particular, are increasingly doing their shopping on foot and are therefore dependent on walkable access. Since the proportion of residents over 65 in this district is expected to rise in the future, the establishment of a local retailer within walking distance is essential for a participatory, independent, and self-determined life. Access to public transportation is equally crucial for this purpose.

An assessment of alternative locations for a local grocery store in Eltersdorf as part of the SEHK has shown that the area between Weinstraße and Flurstraße is suitable for this purpose and should be prioritized. Another positive factor is the immediate proximity to the Eltersdorf S-Bahn station, along with the planned Park and Ride and Bike and Ride facilities.

The goal of the planning is to allocate land for a local retail facility on municipal parcels in order to strengthen local retail services in Eltersdorf. In addition, the plan aims to provide the necessary space for medical care and housing construction. The provision of a Park & Ride and Bike & Ride facility at the north entrance of the Eltersdorf S-Bahn station promotes environmentally friendly mobility. Thanks to the planned turnaround area for public transit, the bike path to Tennenlohe, and the crossing aid along Weinstraße, people will be able to switch between modes of transportation flexibly and safely in the future.
