At a public meeting on October 25, 2012, the city council of Erlangen decided to draw up development plan no. F 450 - Geisberg industrial estate - with an integrated green space plan for the area west of the existing Frauenaurach industrial estate between Ritterbachtal and the St 2244 (Niederndorfer Straße) in accordance with the provisions of the German Building Code (BauGB).
In accordance with Section 2 (1) sentence 2 BauGB, the decision to draw up the plan was published in accordance with local custom.
The spatial area of application is shown in the site plan printed below. The map is based on the extract from the real estate cadastre from May 2013.
In accordance with the provisions of the German Building Code (Section 3 (1) BauGB), early public participation was carried out from 24.06.2013 to 26.07.2013.
The following types of environmental information are available
- Special species protection assessment (saP).
- Excerpts from the biotope and species protection mapping (as of 2012).
The development plan procedure is intended to prepare the future development of commercial space and secure it under planning law in order to meet the urgent demand for commercially usable space in the urban area. The actual purpose of the commercial areas to be developed for office use, for manufacturing and processing businesses or also craft businesses is to be supported and a positive "address formation" is to be promoted by excluding certain commercial uses such as amusement arcades, amusement arcades and also uses where the practice of sexual activities is an operational characteristic.
Furthermore, the urban development retail concept (SEHK) of the city of Erlangen adopted by the city council on 31.03.2011 is to be consistently implemented by excluding retail businesses with center-relevant product ranges.
A green area is to be created at the edge of the town to the north (LSG Rittersbachtal) and to the west, ensuring a compatible transition from built-up areas to the open countryside.
As part of the urban land-use planning process, the noise emissions from the plan area and the associated traffic should also be determined with regard to the residential areas in the Frauenaurach district to the south of the area of application and suitable measures for a safe coexistence of commercial and residential use should be specified in the plan.
The development of the new commercial area is associated with an increase in motorized traffic; correspondingly efficient connections of the planned traffic development in the plan area to the existing road infrastructure must be developed.
