Early public participation in the preparation of the 4th cover sheet for development plan no. 199 - Odenwaldallee - with integrated green space plan
The Environment, Transport and Planning Committee of the City of Erlangen decided in a public meeting on
meeting on 17.04.2018 to draw up the 4th cover sheet for development plan no. 199 - Odenwaldallee - with integrated green space plan for the area south of Steigerwaldallee, west of Bamberger Straße, east and north of Odenwaldallee in accordance with the provisions of the German Building Code (BauGB).
In accordance with Section 2 (1) sentence 2 BauGB, the decision to draw up the plan is hereby published in accordance with local custom.
The spatial area of application is shown in the site plan printed below. The map is based on the extract from the real estate cadastre from June 2022.
The 4th cover sheet for development plan no. 199 - Odenwaldallee - is being drawn up in accordance with Section 13a BauGB using the accelerated procedure. Pursuant to Section 13a (2) no. 1 BauGB in conjunction with Section 13 (3) sentence 1 BauGB, an environmental assessment pursuant to Section 2 (4) BauGB, the environmental report pursuant to Section 2a BauGB, the information pursuant to Section 3 (2) sentence 2 BauGB on the types of environmental information available and the summary declaration pursuant to Section 10 (4) BauGB are not required; the monitoring of significant environmental impacts pursuant to Section 4c BauGB does not apply.
In accordance with the provisions of the Building Code (Section 3 (1) BauGB), early public participation was carried out. The objectives of the planning are presented to the public, who are given the opportunity to comment and discuss them.
The preliminary draft of the development plan was presented to interested citizens on Tuesday, July 12, 2022, at the Evang.-Luth. Martin-Luther-Kirche (Bamberger Straße 18, Büchenbach).
In the north of the Büchenbach district, on Odenwaldallee, there is a residential complex built by the municipal housing association GEWOBAU in the 1970s. GEWOBAU housing association from the 1970s. As part of the energy-efficient refurbishment of the buildings, additional residential buildings are to be constructed on the southern edge of the area. The aims of the planning are to create affordable housing, accommodate social facilities and upgrade the open spaces.
As the building rights in development plan no. 199 have been fully exhausted, the planning law basis for the new buildings is to be created in order to ensure orderly urban development.
