27. Amendment to the 2003 Land Use Plan with Integrated Landscape Plan for the subarea—the commercial zone south of Steudacher Straße—and early public participation
The Environment, Transportation, and Planning Committee of the City of Erlangen resolved in a public meeting on December 9, 2025, to amend the 2003 Land Use Plan with Integrated Landscape Plan for the subarea —the commercial zone south of Steudacher Straße—in accordance with the provisions of the Building Code (BauGB).
Pursuant to Section 2(1), sentence 2, of the Building Code (BauGB), the resolution to amend the plan is hereby published in the manner customary for the locality.
The geographical scope is shown on the site plan printed below. The map is based on an excerpt from the real estate cadastre dated August 2026.
In accordance with the provisions of the German Building Code (§ 3 (1) BauGB), an early public participation process is being conducted. The objectives and purposes of the plan will be presented publicly, and opportunities for comment and discussion will be provided.
The preliminary draft of the 27th amendment to the land-use plan, including the explanatory statement and environmental report, will be made available to the public online from September 21, 2026, through October 23, 2026.
Comments may be submitted during the publication period. These should be sent electronically to the email address bauleitplanung@stadt.erlangen.de. If necessary, comments may also be submitted by other means.
In addition to the online publication, the preliminary draft of the 27th land use plan amendment will be available for public review from September 21, 2026, through October 23, 2026, during business hours (Monday through Friday, 9:00 a.m. – 12:00 p.m.) at the Office of Urban Planning and Mobility (Gebbertstraße 1, 3rd floor). There will be an opportunity to comment on and discuss the draft.

This early public participation is accompanied by a public information event:
On Thursday, October 15, 2026, at 7:00 p.m., the public information session will take place at the community center of St. Xystus Church, Kolpingweg 16 in Büchenbach, during which the plan will be presented.
The venue is accessible to people with disabilities. All interested parties are cordially invited to attend.
The goal of urban land-use planning is to create commercial space for the economic development of the city of Erlangen and to secure business locations and jobs within the city. To this end, the existing “Gundstraße” commercial district will be slightly expanded to the north and west in accordance with the land-use plan.
The planning area is currently used for agricultural purposes. Immediately adjacent to the south and east are commercial development areas, which, however, have also been used for agricultural purposes to date. An amendment to the 2003 Land Use Plan (FNP) is intended to consolidate the commercial development areas and eliminate unusable interstitial areas adjacent to Adenauerring.
The 27th amendment to the current 2003 Land Use Plan is an appropriate measure to establish the planning framework for the implementation of the intended use.
The 27th amendment to the Land Use Plan is being carried out in a parallel procedure pursuant to Section 8(3) of the German Building Code (BauGB) with the preparation of Development Plan No. 476.
The preliminary draft of the 27th amendment to the 2003 Land Use Plan with Integrated Landscape Plan is also on display in the town hall foyer during the public comment period.
