1st cover sheet for development plan no. 315

The Environment, Transport and Planning Committee of Erlangen City Council decided in a public meeting on July 27, 2004 to draw up the first cover sheet for development plan no. 315 with integrated green space plan for the area west of Karl-Zucker-Straße, east of the Nuremberg - Bamberg railroad line and south of Rathenaustraße.
In accordance with Section 2 (1) sentence 2 of the German Building Code (BauGB), the decision to draw up the plan is hereby published in accordance with local custom.
Early public participation took place from 13.09. to 24.09.2004.
The planning intention is to fundamentally reorganize the 8.3 ha area in terms of urban development. Commercial enterprises that do not cause significant nuisance within the meaning of Section 8 BauNVO are to be established, whereby retail businesses with center-relevant product ranges, with the exception of local supply-relevant product ranges, are not to be permitted.
In detail, separate, spatially delimited commercial properties are planned. The associated parking spaces are to be provided on the respective building plots.
The new development will take place via a new access road running west from Karl-Zucker-Straße, which in turn will connect to the western end of Rathenaustraße, thus creating a ring road.
