Erlangen is an attractive residential and business location. This also requires a high demand for areas for living and working, especially from Erlangen citizens, which can currently only be met to a very limited extent. For this reason, the city of Erlangen has been making considerable efforts to develop new areas for many years.

In Erlangen, the classic instruments of inner-city development, such as the revitalization of brownfield sites, have largely been exhausted. Therefore, as part of the Bavarian funding program "Survey of Inner Development Potentials," inner-city areas were targeted that show potential for higher utilization due to their current use. These include, in particular, ground-level parking lots and/or single-story commercial buildings. These areas were supplemented by an internal survey of other potential areas that are also suitable for development.
Upgrading and building over low-rise commercial buildings
commercial buildings were and are often built with a single floor. In the meantime, however, there are good examples of how multi-story buildings can function not only for office use but also, for example, in the skilled trades or manufacturing industries. Operational processes remain guaranteed and can even benefit from it.
New construction on previously undeveloped land
In the urban area of Erlangen there are a large number of ground-level parking spaces. Due to their location, they are particularly suitable for development or even overbuilding while retaining the parking spaces. Required parking spaces are taken into account when redesigning areas and possibly adapting their use. In addition to large-scale projects, such as the planning on the large parking lot are suitable for this already parking spaces from about 500 m² area.
Demolition and replacement new construction
In many cases, single-story buildings are not structurally designed for subsequent additions. Instead of costly retrofitting, demolition and subsequent new construction may be the more economical solution. In addition to higher density and better utilization of the site area, other advantages (e.g. adaptation to new requirements, energy standards) can often be realized.
