Erlangen is an attractive residential and business location. This also means that there is a high demand for space for living and working, especially from Erlangen's citizens, which can currently only be met to a very limited extent. For this reason, the city of Erlangen has been making considerable efforts to develop new areas for many years.

In Erlangen, the traditional instruments of inner-city development, such as the revitalization of brownfield sites, have largely been exhausted. Therefore, as part of the Bavarian funding program "Survey of inner-city development potential", inner-city areas that have potential for higher utilization due to their current use were examined. These include, in particular, parking spaces at ground level and/or single-storey commercial buildings. This area was supplemented by an internal survey of other potential areas that are also suitable for development.
Adding storeys and building over low commercial buildings
Commercial buildings were and are often built with a single storey. However, there are now good examples of how multi-storey buildings can function not only for office use, but also in the trades or manufacturing industries, for example. Operational processes remain guaranteed and can even benefit from them.
New construction on previously undeveloped areas
There are a large number of ground-level parking lots in the city of Erlangen. Due to their location, they are particularly suitable for development or even overbuilding while retaining the parking spaces. The required parking spaces are taken into account when redesigning areas and possibly adapting their use. In addition to large-scale projects, such as the plans for the large parking lot, parking space facilities with an area of approx. 500 m² or more are also suitable for this purpose.
Demolition and replacement construction
In many cases, single-storey buildings are not structurally designed for a subsequent extension. Instead of costly retrofitting, demolition and subsequent new construction can be the more economical solution. In addition to higher density and better utilization of the plot area, other advantages (e.g. adaptation to new requirements, energy standards) can often be realized.
