Housing report 2024

The regular housing report provides a comprehensive overview of the current situation on the housing market. Development trends are highlighted and the city's actions in the various areas of housing policy are presented.

The number of subsidized apartments in Erlangen is stable overall despite expiring commitment periods. This is shown in the Housing Report 2024 for the city of Erlangen, published by the Department of Planning and Building. In 2023, there were 3,434 subsidized rental apartments in Erlangen. In 2023, just under 30 percent of pre-registered households were able to find a subsidized rental apartment.

The quotas introduced by the city council in 2014 for subsidized rental housing and owner-occupied housing were therefore adjusted again this year and will in future amount to a uniform 30% for new construction projects of 12 residential units or more. Link to the resolution

The tensions on the housing market are continuing. The rise in capital market interest rates as a result of rising inflation has put further pressure on the construction industry, which is already burdened by high material costs and a shortage of skilled workers. 476 apartments were completed in 2022 and 283 in 2023. The creation of new housing, especially affordable housing, continues to be of great importance. The city will continue to use all available instruments to create living space and create an environment worth living in for its citizens

Due to the scarcity of land resources, the development of the housing stock, particularly through redensification and the addition of extra storeys, is of the greatest relevance. Efforts in housing construction have been massively increased since 2014 and significant successes have been achieved. The municipal housing association GEWOBAU has renovated numerous buildings to make them more energy-efficient by implementing the "energy leap principle" and has created new apartments by adding storeys. In the urban development process initiated in 2025, answers to the questions of how and where new living space can be created in Erlangen in future are also to be found together with stakeholders from urban society.
