Rental Apartments for People with Disabilities; Applying for Funding for Renovations

Purpose

The Free State of Bavaria supports the adaptation of existing rental housing to meet the needs of people with disabilities as part of the Bavarian Housing Construction Program by providing a non-repayable construction loan of up to 10,000 euros.

Scope

For construction measures in existing rental housing to adapt it to the needs of people with disabilities (e.g., installation of an accessible bathroom or stairlift, construction of a ramp for wheelchair users), owners of rental housing may receive an interest-free construction loan of up to 10,000 euros.

Grant Recipient

The grant recipient is the owner, the holder of a hereditary building right, or the usufructuary of the apartment for which the relevant construction work is necessary. The beneficiary is the person with a disability for whom the construction work is to be carried out.

Eligible Costs

The total cost of the measure is initially taken as the basis. Eligible for funding are the additional costs incurred for structural modifications compared to a conventional design, which arise from adapting existing or renovated living space to the needs of people with disabilities; the costs of any resulting repair work may also be covered by the grant.

Type and Amount

The funding is provided in the form of a loan.

For construction work on existing rental housing to adapt it to the needs of people with disabilities, owners of rental housing may receive a non-repayable construction loan of up to 10,000 euros.

• Only households whose income does not exceed the income limits specified in Article 11 of the Bavarian Housing Assistance Act (BayWoFG) are eligible for this assistance.
• Proof of a disability in accordance with Section 2(1) of SGB IX must be provided.
• Construction on the project may not begin before the funding is approved.

There is no legal entitlement to this subsidy.

The process consists of two steps:

1. The application must be submitted to the approving authority using the forms and documents provided for this purpose. For a two-family home, the application must be submitted to your district office or independent city; for a multi-family home, it must be submitted to the relevant state government office (exception: if the rental apartment is located in Augsburg, Munich, or Nuremberg, the city serves as the approving authority). Approval is granted by the approving authority.
2. The loan commitment and delivery of the approval notice are handled by the Bavarian State Land Credit Institution. You must apply to the approving authority for disbursement of the funds.

There are no set deadlines for this grant.
